In a PG, occupancy is everything. A full house is money. An empty bed is a loss. Yet many owners only know their occupancy when they count rooms. Software tells you in a glance.

What occupancy tells you

If 42 of 48 beds are full, you are at about 88 percent. That number shows how healthy your PG is. If it falls for two months in a row, something needs attention. It may be rent, location, or the state of your rooms.

Use the occupancy report

Over time, a report shows how occupancy changed month by month. You can see your busy months and slow months. In a student area, you may notice May and June dip. In a corporate area, the dip may come around year end.

What to do with the numbers

  • Advertise early for beds that will soon be empty
  • Plan painting and repairs in slow months
  • Offer a small discount for long stays when occupancy is low
  • Hold your rent when you are full

Look at each building

If you have many buildings, compare them. A building with low occupancy may need a new look, a rent change or better service.
